The Chicago Bungalow Basement Flooding Problem: Sewers, Sumps, and Clay Soil

2026-10-20 · 7 min read · Water Damage Restoration Chicago

Chicago built more than 80,000 brick bungalows between roughly 1910 and 1940 — and nearly all of them sit on full basements that were never designed to stay dry through a modern hundred-year storm. If you own one in Portage Park, Berwyn, Cicero, or the Bungalow Belt generally, basement flooding is a maintenance reality, not bad luck.

Three ways water gets in

1. Combined sewer surcharge

Most of Chicago drains stormwater and sewage through the same pipes. During intense rain the system fills, pressure builds, and the water looks for the lowest opening — often your basement floor drain. This is the most common bungalow flood, and the worst kind: the water is contaminated (Category 3) and everything porous it touches needs professional removal, not just drying.

2. Sump pump failure

Bungalows retrofitted with sump systems depend on them completely. A power outage during the same storm that needs the pump most — or a float switch that sticks — puts groundwater straight onto the basement floor.

3. Foundation seepage

Chicago’s clay soil holds water against foundations for days after a storm. Hydrostatic pressure pushes moisture through the cove joint where floor meets wall, through cracks, and straight through porous century-old masonry.

Floor drain backing up during storms? Ask your insurer about a water/sewer backup endorsement — standard homeowner policies usually exclude surcharge losses without it.

What a proper cleanup looks like

The sequence is always the same: identify the source category, pump out, remove what cannot be saved (sewage-soaked carpet, pad, and drywall have to go), disinfect hard surfaces with an EPA-registered agent, then dry the structure to verified moisture targets with daily readings. Skipping the verification step is how a flooded basement becomes a moldy basement six weeks later.

Long-term fixes worth discussing

  • Overhead sewer conversion — the gold standard against surcharge; expensive, but it eliminates the most common flood path entirely.
  • Backwater valve on the sewer lateral — cheaper, requires maintenance.
  • Battery backup sump — covers the power-outage scenario.
  • Exterior drainage — grading, downspout extensions, and drain tile reduce what reaches the foundation in the first place.
